Mixed-Use Projects

It's a little bit of this, a little bit of that. A place to work, live, shop, eat, make things, be entertained. To gather. Watch people. Perhaps you'll have a tofu hot dog and some organic chili cheese fries. Maybe the fare for today features Oysters Rockefeller on the half shell with hot sauce and a cold beer. We don't know. It doesn't matter.  What's important is good design and good design means that these places have been designed with all of us and the environment in mind. After all, the planet is about as mixed-use as you can get.

NORDHaus - Mixed Use

Minneapolis, MN


EcoDEEP is providing sustainability planning, review, and LEED planning and documentation services for the project. 


It's green, walkable - connected to transit and nestled in the heart of lower Northeast Minneapolis, near the river and 1st Avenue. It's a place to live, work, eat, sleep and play in a vibrant, active commercial area. 


There will be a full-service rooftop community area featuring Fitness Center, pool, green roof, club rooms, sun decks, party rooms and other amenities. Parking, secured storage and bicycle storage areas are provided to all residents and restaurants and retail areas are provided at street level. 


The project is seeking LEED certification. Stay tuned. 

The key sustainability strategy for this project is to create an urban mixed-use, pedestrian friendly community that allows residents to live, work, and play without dependence on daily automobile usage. The mixed use development will include complimentary retail tenants to the residential tenants. The development team is committed to the sustainable design principles reflected in the neighborhood’s Small Area Plan. Our sustainable design mission is to promote livable communities through the use of energy efficient systems, green building practices, reduced dependency on

automobiles, creative density, high quality pedestrian and bicycle public realm, and the preservation of natural resources. The project will feature a series of green elements including green construction practices, materials specification, thermal high-efficiency windows and exterior

envelope, and numerous permeable planted green spaces both on the site as well as on the amenity level roof

455 Nicollet Towers

Minneapolis, MN


EcoDEEP provided sustainability planning, review, research and preliminary LEED planning services for the project. 


It's tall, it's fancy. It's a place to live, work, eat, sleep and play - chock-full of services and connected to the rest of downtown Minneapolis and all that it has to offer via the street and skyway system of downtown. 


There will be full-service spas where residents can pamper themselves, rooftop sun decks and party rooms equipped with restaurant-quality appliances.


The project is seeking LEED Gold certification. Stay tuned.

Target Field Station

Minneapolis, MN


EcoDEEP provided sustainability planning, review, research, B3 Documentation and LEED documentation planning and management services for the project. 


Target Field Station is a large, complex urban redevelopment project on the edge of downtown Minneapolis, MN directly adjacent to Target Field (MN Twins Baseball Stadium) and the Hennepin County Energy Reclamation Center (HERC) Facility. It is a multi-faceted project that includes the Hiawatha and North Star Rail line stations, public plaza, parking garage, HERC Administration Building and outdoor public space. 


EcoDEEP assisted the project team to plan for and achieve the project's sustainable design goals and managing the LEED and MN B3 compliance documentation. The project team leaders consist of Hennepin County, The Interchange Group, Knutson Construction, Perkins Eastman Architects, 4rm+mula Architects, MCE Engineers, SEH Civil and Landscape, Parson's Electric among others.
