Syngenta Seeds Corporate Headquarters

This build-to-suit headquarters for Syngenta Seeds was designed from the inside out as a “work tool” to support the culture, brand, community, and collaborative nature of Syngenta. It was designed to support the health and well-being of each employee.

 

The project consists of a 122,895 gsf three story office building with a walk out lower level and attached 430 car structured parking ramp. The project site area for Phase 1 is 307,279sf.

 

The site was previously developed, being home to a number of WWII vintage houses in various states of disrepair. A phase 1 and 2 environmental assessment was performed and found contamination below grade in several areas. The contamination was remediated as part of the work. The former houses were removed from the property (the houses that were in satisfactory condition were moved to new locations and continue to serve as housing for new families) and the site restored with native and adaptive vegetation. The wetlands on site were not disturbed. A new retention pond has been created in the middle of the site, adjacent to the neighboring wetlands.

The project site is adjacent to mass transit, single and multi-family residential neighborhoods and other community services

 

The use of multi-story buildings and structured parking allows for the project to retain over 60% of its site area (less development footprint) as open space. 

 

The project achieved energy savings of 20% beyond code requirements, diverted 78% of its construction waste from landfills, over 30% of its materials and products contain recycled and local content, more than 50% of all wood product used in the building were sustainably harvested and FSC certified, and all interior paints, sealants, adhesives, flooring and agrifiber products are low voc content materials. 

 

The project achieved LEED GOLD certification from the United States Green Building Council.

Excelsior Crossings - Cargill Office Building

This was the first phase of a build to suit office park and headquarters. 

The project consists of a 294,000 gsf seven story office building  and attached 571 car structured parking ramp. 

 

The site was previously developed. A new retention pond has been created in the middle of the site, adjacent to the neighboring wetlands. The project site is adjacent to mass transit, single and multi-family residential neighborhoods and other community services

 

The use of a multi-story building and structured parking allows for the project to retain over 60% of its site area (less development footprint) as open space. Potable water use for landscaping and interior water use has been reduced by 69% and 37% respectively. 

 

The project achieved energy savings of 20% beyond code requirements, diverted 81% of its construction waste from landfills, over 20% of its materials and products contain recycled and local content, more than 70% of all wood product used in the building were sustainably harvested and FSC certified, and all interior paints, sealants, adhesives, flooring and agrifiber products are low voc content materials. 

 

The project achieved LEED GOLD certification from the United States Green Building Council.

Xcel Energy - Service Center Best Practices and Prototype Sustainability Index Analysis

 

The purpose of this study was to guide Xcel Energy in the design of service centers and provide sustainable design options that will improve the energy efficiency and long term operational cost-savings of the service centers while also suggesting strategies that are environmentally responsible in both broad and specific terms. Analysis was also conducted to define the prototype's ongoing ability to meet and/or exceed Energy Star requirements, LEED certification, and the Architecture 2030 Challenge Fossil Fuel Reduction Targets and Net Zero Energy Goals.
