University Villages Retail Development

EcoDEEP is provided sustainability planning, review, and LEED documentation planning and management services for the project. 

 

The project is seeking LEED GOLD Certification. 

 

The  2.89 acre project site is previously developed property of the University of California, which has made the land available to the developer for the proposed project - consisting of a 28,000sf  Sprouts Market grocery store, an 11,000sf multi-tenant retail building and a 4,700sf single tenant retail building. 

·        

  • A public plaza will sit between the 2 buildings on Parcel A and along San Pablo Avenue. The plaza will include seating and a bosque of flowering trees.
  • Bicycle racks and lockers located along Monroe Street, San Pablo Avenue and within the public plaza.
  • A sidewalk and dedicated bicycle “cycle track” along the San Pablo Avenue frontage developed within a California Department of Transportation (CalTrans) right of way and CalTrans easement on the subject parcels.
  •  A shared use pedestrian and bicycle trail around the north and west sides of the property and adjacent to an existing creek (Village Creek) which is not on the subject property but borders the site to the north.
  • The design for the site includes water efficient landscaping including drought tolerant native or climate appropriate plantings. Stormwater runoff will be minimized using planted bio retention areas throughout.

The project achieved LEED Silver Certification. 

 

The 151,000sf unique store on two levels with a 298 car structured parking ramp reduced potable water for irrigation use by 85%, reduced the building's potable water use for flush and flow fixtures by 42% through the use of low-flow fixtures, reduced energy use by 31%, diverted 83% of its construction waste from landfills to recycling, 25% of its materials contain recycled content, over 27% of its materials and products were manufactured within 500 miles of the project site, 68% of the wood used on the project was sustainably harvested and FSC certified, and all interior paints, sealants, adhesives, flooring and agrifiber products are low voc content materials.
